Let me give you some tips and examples how to do this. It requires some teamwork, especially on the part of staging your home! Of course I have MANY more tips for you when we meet.
Grab them from the curb
I am sure you have seen buyers looking inside the property deciding whether to request a showing or not.
Make these potential buyers fall in love with their future home in paradise.
Paint your outside wall.
Have your garden in top shape and please deweed that curb!
After the rainy season, which is RIGHT now, please clean that mold from your outside surfaces!
A nice outdoor living area can be a big selling feature, especially in Cozumel. An old/unloved and uninviting one is a major liability! Especially in Cozumel, buyers want to have GREAT outdoors areas!!!!
Think that YOU would buy your own property again
Walk through the home as if you were viewing it for the very first time. If something needs to be fixed?
Fix it please!
If prospect buyers see a lot of maintenance I ALWAYS hear them saying: “How to arrange “ALL THAT WORK” in Mexico when you do not speak the language?”
Of course I advise about property management and how to do that, but at this stage I want to sell YOUR property a.s.a.p.!
Can you easily get from room to room? Is there an inviting flow throughout the space?
If not, rearrange furniture so it is easier to tour. This may require placing large or redundant pieces in storage or sell them if you are leaving the island.
And please ask your tenant NOT to be present at the showing!

You can’t underestimate the value of a good, deep clean. Pretend that your mother (or mother in law) is coming for her yearly visit.
Pretend that your property is a 5 star hotel, so think hotel clean!
Remember that buyers will look in your cupboards, under your sinks and in your closets.
De-scent and re-scent. I love animals. You love animals. But buyers don’t always love animals.
So if your home smells like pets (or smoke), air it out then use this handy trick to clear stale scents.
Place two capfuls of vanilla extract in a coffee cup, then place it in the oven at 300 degrees for one hour. Within twenty minutes the whole place will smell heavenly.
Or even better bake a cake and it feels like HOME right away!
Few things deter buyers more than a cluttered home. Buyers want to see your home, not your stuff. Taking yourself out of the picture makes it easier for buyers to imagine themselves, and their stuff, in your space.
Clear the counters. Don’t forget the closets. Buyers are nosy and will peek inside closets. After all, storage space is one of a home’s most valued features.
Limit family photos and "stuff". Whenever possible, be sure to completely clear the fridge door, too.
Good home staging creates an environment that welcomes potential buyers to mentally move in.
This is one of the hardest steps for most sellers, but it can also make the biggest difference.
Buyers are looking for a clean slate and lots of space, so it’s important to keep surfaces clear.
Just remember how you live in a home and how you sell a home are two very different things.

Let there be light. Buyers love light and airflow especially in our climate. Leave the lights on in every room. Buy more lamps, if you can. Light sells houses.
If your rooms are painted dark, invest in a bucket of light colored paint to make your rooms look bigger!
No one wants to buy a dark cave when buying in a place like Cozumel.
