The Part of Cozumel Real Estate You Don't see

Buying property in Cozumel often begins with something very simple: you find a property that makes sense to you.

Perhaps it is the location. Perhaps the layout, the view, the price, or simply the fact that you have spent enough time on the island to know that this is where you would like to own something.

Then the process changes.

Once an offer is made, the property itself becomes only one part of the transaction. Questions that were not particularly relevant during a showing suddenly become important. Is the ownership documentation in order? Are taxes and condominium fees current? What exactly is included in the sale? If the property is held through a fideicomiso, what does the transfer involve? Are there building or condominium regulations that affect how the property can be used?

For an experienced buyer, none of these questions are unusual. What is different when purchasing in another country is that the answers, the documentation, and the people responsible for each part of the process may not operate the way you are accustomed to at home.

That is where the less visible side of real estate begins.

A Property Is More Than What You Can See

A listing can tell you a great deal about a property. It can show you the condition of the house, the size of the lot, the finishes, the amenities and, ideally, give you a reasonable sense of its location.

It cannot tell you everything that matters about ownership.

A serious evaluation also involves understanding the property's legal and administrative position, its ongoing costs, the condition of the condominium or development when applicable, and whether the way you intend to use the property is consistent with the applicable rules and agreements.

The same property can also make sense for very different reasons.

A buyer planning to spend part of the year in Cozumel may prioritize location, ease of maintenance and the ability to leave the property unattended for periods of time. An investor may be more concerned with operating expenses, rental demand and the practical management of the property. Someone planning to retire may be looking at the decision over a much longer horizon.

The question, therefore, is not simply whether a property is good.

What Happens After the Offer?

The period between an accepted offer and closing is rarely as visible as the property search, but it is where much of the work takes place.

Documents have to be gathered and reviewed. Information needs to be confirmed. The buyer, seller, notary, bank or fideicomiso institution, condominium administration and other professionals may each have a different role in the transaction.

Not every transaction follows exactly the same path, either.

A property with a straightforward title situation is different from one involving a fideicomiso. A condominium purchase can involve documentation and association requirements that do not apply to a standalone house. A seller who has owned a property for many years may have a different set of documents to organize than someone who purchased it recently.

There are also the mundane details that rarely make it into a real estate article but can have a disproportionate effect on timing.

A document may need to be updated. A name may need clarification. A payment or receipt may need to be located. A bank requirement may take longer than expected. A notary may need additional information before proceeding.

None of these things necessarily indicate that something is wrong with the transaction. They are simply part of dealing with a real estate system in which several parties have to coordinate correctly.

Good transaction management is often about identifying those issues before they become urgent.

Buying in Cozumel Requires Local Context

For buyers coming from abroad, one of the most useful forms of assistance is not necessarily someone who can explain what a house is worth. It is someone who understands how the local pieces fit together.

Cozumel has its own market dynamics, its own neighborhoods and property types, its own service providers and its own practical considerations as an island community.

Local knowledge also becomes particularly valuable when something falls outside the standard transaction.

These are not necessarily questions that can be answered by looking at comparable listings online.

They require people who know the property, the market and the professionals involved.

And sometimes, they require knowing who should answer the question.

A real estate agent should not be expected to replace a notary, attorney, accountant or other specialist. A good real estate professional should know when an issue belongs with one of those professionals and help make sure the right question reaches the right person.

That distinction matters.

Each of us can guide a client through a purchase or sale, but our work does not stop there.

We bring different experience and interests to the table, and that allows us to look at a property or a project from more than one perspective.

Our team meetings are an important part of how we work.

We stay in constant communication about our listings, clients, current transactions and new opportunities. A property does not simply get assigned to one agent and disappear into a database until someone makes an offer.

We discuss it.

We look at its characteristics, its market position, the type of buyer it could appeal to, and what might be needed to present it properly.

Sometimes that means developing a specific strategy to sell an existing property.

Sometimes it means identifying an opportunity for a new project.

And sometimes it means taking an idea beyond a conventional listing altogether.

We don't believe every property should be marketed in exactly the same way.

Meet The Team

At Karen Cozumel Real Estate, our work has always been about more than finding a property. Founded by Karen Bloemhoff, who brought decades of international experience in property and facility management to Cozumel nearly two decades ago, the company grew from a simple idea: that buying, selling or building in another country should feel less complicated when you have people who understand both sides of the equation.

Today, our team combines local knowledge, international perspective and licensed real estate expertise to help clients navigate not only the property market, but the realities of making Cozumel part of their lives.

Over the years, that has also meant building relationships far beyond real estate itself. Our team includes professionals with backgrounds in marketing, hospitality, property management and other areas of the local economy, giving us a broader understanding of how the different pieces can fit together. We don't believe our role is to have every answer ourselves. It is to understand the island, listen carefully to what each client is trying to accomplish, and know when another perspective or professional needs to become part of the conversation. Because in a place like Cozumel, a successful real estate decision is rarely just about the property, it is about understanding the place around it.

Karen Bloemhoff

Love brought Karen to Cozumel, and life convinced her to stay. She arrived more than 20 years ago as a dive instructor, fell in love with the island and its people, and eventually discovered that real estate was the perfect combination of her entrepreneurial spirit and her love of connecting people.

With more than 20 years in real estate, Karen founded Karen Cozumel Real Estate on January 20, 2020, and has been its Broker/Owner from day one. What began as a personal vision has grown into a local team while keeping the personal approach that has always been at the heart of the company.

What Karen loves most is the people. She enjoys the stories, the laughs, the negotiations, and watching clients become friends over the years. She also loves the psychology of real estate understanding what people really want and helping bring the right person and property together.

Her approach is unmistakably Karen: direct, honest, experienced, and never afraid to say what she really thinks. She pays close attention not only to the property, but to how it feels for the person standing inside it. Her philosophy is simple: her job isn't to sell someone a house; it's to help them buy the right one.

Outside of real estate, Karen loves family and friends, traveling, food, wine, music, animals, sports, reading, and discovering new experiences. As her son says, she's always on the run.

Alejandra Pacheco

Ale came to Cozumel 25 years ago planning to stay for just four months. She never left. Her friendship with Karen eventually led her into real estate, and she has been part of KCR since the brokerage opened in 2020.

What she loves most is helping people turn a dream into reality. Detail-oriented and especially comfortable with the legal side of a transaction, Ale makes sure her clients understand every step and feel supported from the first showing through closing. Her 25 years on the island also give her a very personal perspective when helping buyers imagine what life in Cozumel could look like.

One thing that is very “Ale” is her genuine care for her clients. She isn't simply looking for a property that looks good she wants to find the right one. She also pays close attention to documentation and the overall readiness of a property, because she believes a beautiful home is only part of a successful purchase.

Ale also values the relationships that grow beyond a transaction. The opportunity to stay connected with people long after they become homeowners in Cozumel.

Outside of real estate, Ale’s family is at the center of her world. She treasures spending time with her children, being present for the little moments, watching them grow, and creating memories together. For her, family is her greatest joy, her biggest motivation, and an important part of who she is.

Crystal Delacerna

Crystal’s path to Cozumel began in hospitality. After working for a hotel chain in Puerto Vallarta, she was invited to join their Cozumel team. With 20 years of experience living and working in Mexico, and a background in hospitality, sales, and marketing, real estate became a natural way to bring all of those experiences together. She has been part of KCR for a year and a half.

What Crystal enjoys most about real estate is the people. She genuinely enjoys meeting new clients, building connections, and becoming part of the exciting new chapter they are beginning in Cozumel. Her natural ability to listen and understand what people are looking for allows her to guide them toward a property that fits not only their needs, but also the way they want to live.

When showing a property, Crystal pays attention to how it feels for the person standing in it. She is always learning from each property and thinking about what might make someone feel at home, not simply whether the house checks all the boxes on paper.

She enjoys discovering the little details that can make a neighborhood, a property, or a new chapter in Cozumel feel like the right fit.

Outside of real estate, Crystal enjoys discovering new places, trying new things, and learning through experience. But she is equally happy enjoying a quiet evening at home with her husband, her fur babies, and a glass of wine.

Anette Gonzalez

Cozumel has always been home for Anette. Her family comes from the island, so her connection to Cozumel goes well beyond simply living here. Before joining KCR in 2022, she worked in tourism and had crossed paths with Karen several times through her work. Eventually, when Karen knew she was available, she invited her to join the team.

Anette’s professional background is in marketing, so naturally, she tends to look at real estate a little differently. When she walks into a property, part of her brain is already thinking: How can we make people see what I see?

Growing up in Cozumel has also given her something that doesn’t necessarily come from a textbook: all those little island tips and connections that make everyday life here easier and more enjoyable. She is the person likely to tell you where to eat, who to call, what not to miss, or introduce you to someone who can help.

When looking at a property, Anette pays attention to the practical things and the paperwork, but she also looks for those little moments that could make a house feel like home, the corner where the morning sun comes in, the window where you can watch the sunset, or the spot where a few plants and a piece of art could completely change the feeling of a room.

Outside of real estate, Anette is naturally drawn to anything creative. She enjoys working with audiovisual projects, creating images and videos, and finding new ways to tell stories through what she sees. She also feels very connected to nature and loves spending time outdoors, observing the landscapes, details, and little moments that often become inspiration for her creative work.

Ricardo Garcia

Diving brought Ricardo to Cozumel more than 30 years ago. He came for the ocean and the diving, and somehow the island became home. His path into real estate was a little more personal, his wife brought him into it.

With years of experience in property management and island life, Ricardo enjoys meeting people from all over the world and helping them navigate the practical side of living in Cozumel. His three decades on the island give him a perspective that goes well beyond the property itself.

Ricardo's approach is quiet and observant. He watches the people as much as he watches the property, paying attention to whether a place really feels right for them. He believes buyers should ask not only about the property, but also: “What is it really like to live here?”

One of the things he values most is knowing that clients can count on him. Over the years, people have called him even late at night, for help with all kinds of situations that have nothing to do with real estate. Being local, staying calm, and helping when he can has become part of who he is.

Outside of work, Ricardo loves sports and competition, including marathons and Ironman races. His family is always part of that journey, making the races another way they spend time together.

One of the most memorable moments for me happened during a second showing. I was sitting with a
couple on the terrace of the property, overlooking the pool, when the husband started sharing a very
personal story with me.

He told me that he had grown up by the ocean in a country in Europe and that his father used to play in a
mariachi band, him NOT been Mexican. Because of that, he had always felt a very special connection to
Mexico, and for many years, one of his dreams had been to someday live by the ocean in Mexico.

As he was telling us the story, his eyes filled with tears. He and his wife looked at each other, and right there on that terrace, they decided to make an offer on the property.

It was such a genuine and emotional moment. I wasn’t just watching someone decide to buy a home.

I was watching a dream he had carried with him for many years finally become real. Moments like that remind me exactly why I love what I do. ❤️

It’s almost impossible for me to pick one small moment because there have been so many over the years.

I love that moment when, after months of emails and phone calls, you finally meet someone in person it
